Design/Build is a time-honored approach where a single source has accountability for both design and construction.
In a traditional approach, you have plans drawn, get bids from builders, go into sticker shock, go back to the drawing board for revisions and then re-pricing until you cut the project down to where you can afford it wasting tons of time for all involved.
In design/build you first develop a budget and then plan the project around that budget eliminating the competitive bid process which is rarely equal in content (apples to apples). Then you are ready to build your dream project with no disappointments.
This gives Clients a realistic understanding of construction costs and provides budget guidelines within the parameters of their resources. The Architect’s role does not end with the completion of construction documents. The role shifts to one of Construction Administrator, ensuring that the Builder interprets the design elements appropriately and remains on schedule as the project progresses.
